What this workshop is
RightSize Move is a free, 90-minute workshop held in person in Burnsville. Keith Hittner Sr. and the team walk through how to coordinate the sale of the home you have with the purchase of the one you want, what needs to happen first, and where people usually get stuck.
You leave with the order of operations on paper, a practical timeline, and time to ask questions about your own move.
Sound familiar?
Nobody wants to list their house before they know where they are going. So they wait. And while they wait, the house they would have moved into sells to somebody else, and the whole thing starts over. It is not a market problem and it is not a nerve problem. It is a sequencing problem, and sequencing problems have answers.
There is a purchase and there is a sale. The two have to marry together. That is the whole job.
Five things everybody believes
“You have to sell before you can start looking.”
Myth Not necessarily. Which order actually works for you depends on a few things about your own house that you can find out in an afternoon.
“Fix everything up first, or it will not sell.”
Myth Some of it matters. A lot of it does not, and Keith Jr. will tell you which is which before you spend a weekend on the wrong one.
“Moving to a smaller place means spending less.”
Myth Keith has watched this one surprise people for decades. Right-sizing is about fit, not about spending less. Going in expecting the second thing is how people end up stuck.
“If you list first you will end up with nowhere to live.”
Myth This is the fear that keeps most people from starting at all. There is more than one way around it, and we spend real time on it.
“You should wait for the market to be right.”
Myth It is your timeline, not the market’s. What we will show you is how to tell when yours is actually ready.

What to do to the house and what to skip, and how a home actually gets marketed and shown while you are still living in it.
Kelvin Kaemingk
Granite Bank · Smart Money Team

On the air
Real Estate Chalk Talk is their weekly show on Twin Cities real estate, on the radio and online. Same three people, same plain answers. The workshop is that conversation in a room, with time set aside for your house specifically.

Everything we cover is about selling a home you already own, so there would not be much in it for you right now. If you know a homeowner who is thinking about a move, feel free to pass it along.

The whole night is about getting a house sold and getting into the next one, so it will not be much use until selling is actually on the table. We run these regularly, so come back to us when that changes.

The other side of it
Somebody who did not know whether to sell first or buy first, and then did it. House sold, next place sorted, in an order that worked for them and their timeline.
Working out which order that is, for your house, is the entire subject of the ninety minutes.

FAQ
Yes, bring them. If you would talk it over with someone before deciding, that person should be in the room. Hearing it together saves a second conversation later, and the questions they ask are usually the ones you would not have thought of. Tell us on the form how many seats to reserve and both are held the moment you pick your date.
At the workshop, honestly. Most people in the room have been in the same house for decades and the hard part is not the market, it is the sequence: what to do first, what can wait, and what to leave for the professionals. You leave with that order written down. Save a seat and bring your questions.
You do not have to deal with it before you come, and you do not have to deal with it alone. Part of the evening covers what actually needs to happen to the house before it lists, what does not, and who can help with the rest. Clearing 25 years out of a house is a project, but it is a known one.
It is a workshop. Keith and his team ran these every other week for fifteen years, including for the Minnesota Housing Finance Agency, because people make better moves when they understand the process. You leave with the plan on paper. If you want to talk afterward we are right there, and if you do not, that is genuinely fine.
You reserve your seat on the calendar and it is confirmed right there. Your confirmation and a reminder come by text and email. That is true no matter when you register, right up to the day of the workshop.
No. Most people who come are somewhere between four weeks and four months out, and plenty are further than that. It is your timeline. The point of the night is to help you work out what yours actually is.
Yes. There is no cost to attend and nothing to buy in the room. Food and drinks are provided, and there are a few door prizes on the night.
Ninety minutes: about an hour of content, then thirty minutes of questions. We start on time and we finish on time.
No, and that is the main difference. First-time buyer workshops are everywhere and they are purely educational. This one is for people who already own a home, because that is where the hard part is: there is a sale and a purchase, and the two have to line up.
3000 County Road 42 W, Suite 201, Burnsville, MN 55337. Directions come with your confirmation.
No. This one is in person only. Half the value is the questions other people in the room ask, and you cannot get that from a recording.
Reserve your seat and your confirmation comes by text and email. If it is not the right fit, we will point you in the right direction.
